Requirements for Application

 
Full-time professionals must submit:

  1. A valid photo I.D.
  2. The printable application filled out completely and signed
  3. A recent pay stub or other documentation to verify each applicant’s income
  4. Former and Current Landlord Verification forms signed by each applicant
  5. Satisfactory credit: There is a $15.00 charge to pull each applicant’s credit report. Note: This fee does not apply to applicants using a broker.

Full-time students must submit:

  1. Proof of current enrollment: student ID or letter of enrollment
  2. The printable application filled out entirely
  3. Former and Current Landlord Verification forms signed by each applicant
  4. The co-signer form, completed by a parent or guardian. There is a $15 charge to pull each applicant and co-signer’s credit report. The student and parent must have good credit. Note: This fee does not apply to applicants using a broker.

International students must submit:

  1. Proof of current enrollment: student ID or letter of enrollment
  2. The printable application filled out entirely
  3. Former and Current Landlord Verification forms signed by each applicant
  4. Copies of applicant’s I-20 paperwork AND valid passport
  5. A security deposit equal to one month’s rent

For all applicants:
The apartment will be taken off the market when the application, credit report fee, and first month’s rent are submitted to the office. All required documents should be submitted within two days, and the signed lease with any additional required funds (i.e. the last month’s rent and security deposit, if applicable) should be submitted within two weeks.
Please make sure all security deposits are on separate checks and are accompanied by a W-9 or a W-8 (for international students).
Please note that all leases begin at 2:00PM on the first day of the lease and terminate at 12:00PM on the last day of the lease.

Note: Prospective tenants using brokers need not pay the management office any credit check fees. Brokers are expected to provide all necessary credit reports. Brokers, please note: our office will verify former and current landlord references–not you!

BROKERS: When your applicants are approved, please included our lease addendum, emergency contact form, and, for September 1st move-ins, our September 1st addendum, along with the standard GBREB Lead and Mold Addendums. Make sure to include the Rent & Security Deposit Receipt for all leases, even if the tenant is not required to pay a security deposit. Please note that all leases begin at 2:00PM on the first day of the lease and terminate at 12:00PM on the last day of the lease; this should be noted on the first page of the lease.
